  Vacant Properties:

If your property is vacant, it is important that you insure that the utilities are on in your name. Please click on the utility tab on the left for a list of phone numbers. With temperatures dropping it is important that we be able to maintain you property at 55 degrees to avoid bursting pipes etc. 

 

  HEATING/COOLING – Keep your units in good condition

This was a particularly rough winter with unprecedented cold temperatures. We had several furnaces fail. We have been switching heat over to swamp coolers. We strongly recommend that all owners have their furnaces and air conditioning units checked yearly. If you would like us to have your unit checked, cleaned etc. please call: 928-282-9533

   MAINTENANCE & REPAIRS VS REMODELS:

Foothills does not serve as a general contractor to look over the coordination of remodels or extensive re-construction due to water-damage, mold remediation or damage involving f insurance claims. We will work with insurance vendors to help with notifying tenants etc. but our contractual agreement with you is clear. 

There is a $75 per hour fee to oversee these large jobs. Staff time which should be focused on normal property management which includes repairs and maintenance. Being tied up on these large jobs takes away from these tasks. Please understand that if you are asking our staff to “oversee” large projects we will charge for their time as detailed in your management contract. If you have any questions about this, please talk to your agent or the company manager.

   OWNER RESPONSE TO CONTRACT AND LEASE RENEWALS:

Our staff diligently works to track and send out Lease Renewals and owner Management Contract Renewals in a timely manner. We need you as owners to respond within the days designated. We are wasting valuable staff time re-sending, calling and emailing you to have these forms returned.

There are legal ramification for you and us as your agent when this is not addressed. Please respond to these when you get them. If you have questions, call your agent! Starting June 1, 2011 if forms are not returned within the designated time frames (1 week if not designated), we will charge $50.00 to re-mail and or do follow up to secure the return of these documents from you.

   SPRING & SUMMER LANDSCAPING:

This was a particularly wet winter. Overgrowth isn’t just a matter of aesthetics. During dry seasons unkempt properties are fire hazards, not to mention finable in those areas that are regulated.. Tenants are responsible for weeding. They are not required to do major clearing of over-growth, tree trimming or pruning. Please cooperate with your property control/maintenance person to make sure these issues are addressed!

   Insurance:

Please note this clause in your property management contract and update us with a copy showing your liability insurance & Foothills’ as additionally insured.

Owner shall provide Agent with: Proof of Liability Insurance at the minimum of $500,000. Agent has permission to contact the Insurance Agent. Agent will be added as an Additional Insured on each property listed below.

   Maintaining Properties:

We understand that these are tough economic times but it is essential that properties be maintained and that you address our recommendations for cleaning, maintenance, yard work or replacement of old blinds, extremely outdated flooring, appliance etc.

This is a very aggressive market. We have prospects fill out a short questionnaire when they view properties and it is clear that cosmetic issues are important to them!

   Management Contracts:

  • A sample copy of our latest management contract is now online on this website: We encourage all of our owners to read through it and note in particular changes regarding Home Owners Association Rules, Home Inspectors etc.

  Owner Checks:

There has been an increased number of owners requesting re-issuance of checks that they have lost or misplaced. Beginning September1, 2009 Foothills will be passing on cost for our time and the bank charges when these request are made and a $50.00 fee will be deducted from your owner account. Notification of this was sent out with your August statements.

  Communication:

All of us are so busy these days. Help us to help you by:

Responding Promptly to our calls, emails, faxes etc. We are acting as your ‘agent’ and many of our requests are time sensitive. Make sure if you are traveling etc. that we have a way to contact you.

Updating your information. We have found that emails, phone numbers and faxes have been changed without notifying us. If any of your information has changed, let us know. Always identify your communication by putting the address of your rental property in the subject line. You can go to our “Contact” section to email us these changes.
